- A 1BHK near HSR, Koramangala or BTM is ₹16,000–25,000 in rent alone; the real monthly outgo is usually ₹30,000+.
- Deposits run 4–10 months of rent, brokerage another month — ₹1 lakh or more before you sleep a single night.
- Independent research puts co-living 20–35% cheaper than a standard 1BHK once brokerage, furnishing and utilities are counted.
- At Vaikuntum Elite Co-Living, Bommanahalli, a Two Share · XL couple room is ₹15,000 and a Three Share ₹10,000 — everything included, ₹4,000–5,000 one-time advance.
The number on the listing is not the number you pay
Scroll any rental portal for a 1BHK in Koramangala, HSR Layout or BTM Layout and you will see ₹16,000–25,000 a month. In older Koramangala buildings 1BHKs sit around ₹14,000–22,000; HSR Sectors 1–3 and BTM 1st Stage 2BHKs run ₹18,000–26,000. That rent is where the spending starts, not where it ends.
What a flat adds on top of rent
- Security deposit: 8–10 months of rent is still normal in Koramangala; HSR and BTM owners ask 4–6 months. On a ₹20,000 flat that is ₹80,000 to ₹2,00,000 locked up, refundable only after deductions.
- Brokerage: one month's rent if you use an agent — and in a tight market most good flats go through agents.
- Furnishing: a bed, mattress, cupboard, fridge, router, gas connection and the hundred small things. ₹30,000 is a modest first-month setup.
- Maintenance and electricity: ₹500–1,500 in older buildings, ₹2,000–5,000 in newer societies, plus ₹800–1,500 of electricity before you switch on an AC.
- Internet: ₹700–1,000 a month, and an installation wait.
- Food: a cook or tiffin plus groceries is easily ₹8,000–12,000 a month — or Swiggy, which costs more.
- Your time: finding the flat, the police verification, the agreement on stamp paper, the plumber who never comes.
Add it up and a "₹20,000 flat" is ₹30,000+ a month and ₹1 lakh+ upfront. That matches what the NOESIS co-living report found in August 2026: once brokerage, furnishing and utility set-up are counted, residents of managed co-living pay 20–35% less than for a standard 1BHK.
What co-living includes

The only upfront payment is a one-time advance of ₹4,000–5,000. No brokerage, no deposit, no registration.

When a flat still makes sense
If you are moving with family, need a kitchen that is yours alone, or plan to stay in one place for three years and furnish it properly, a flat wins on control. For the first job, a project posting, a course, or the two years before you buy — co-living wins on money, time and sanity.
The honest conclusion
Compare total monthly outgo, not listing rent. Count the deposit as money you will not see for a year. Then decide. Most working professionals in south-east Bengaluru land at the same answer, which is why the city has roughly 50,000 people looking for managed co-living beds and fewer than half that many organised beds to put them in.
