PG rent in Bangalore in 2026: what each area really costs

PG rent ranges for HSR, Koramangala, BTM, Electronic City and Bommanahalli, what moves the price, and how an all-inclusive rate compares once extras add up.

Key takeaways
  • NoBroker listings in October 2026 start at roughly ₹3,500 a bed in BTM Layout and Bommanahalli, ₹4,500 in Electronic City, ₹5,000 in HSR Layout and ₹5,500 in Koramangala; ceilings sit at ₹11,000–15,000 in every area.
  • Sharing type moves the price more than the area: a single typically costs about double a two-share, and a three-share about 20–25% less than a two-share.
  • An attached bathroom adds roughly ₹1,000 a month in owner-run PGs; food, AC, furnishing and walking distance to a metro station move the rest.
  • Compare total monthly outgo, not headline rent: Vaikuntum Bommanahalli is ₹6,500–27,000 per person with meals, laundry, 1 Gbps internet, housekeeping and power backup included.

PG rent in Bangalore in 2026 runs from roughly ₹3,500 a month for a bed in a many-sharing room on Hosur Road to ₹25,000 and above for a private room with an attached bathroom in a managed co-living. The area you pick matters less than most people assume; sharing type, food and the bathroom move the number far more. Here is what listings in each south Bengaluru area show this month, what drives the price, and how to read an all-inclusive rate against a "rent plus extras" one.

PG rent in Bangalore, area by area: what listings show in October 2026

We pulled the first page of PG listings for each area on NoBroker in October 2026 and noted the lowest and highest base rents. Treat these as the range of "starting from" prices, not sharing-wise averages: a listing's headline price is usually its most-shared room, and a single room in the same building can cost double.

AreaListed base rents (page 1)Food
HSR Layoutroughly ₹5,000–13,00023 of 25 listings include all meals
Koramangalaroughly ₹5,500–12,00021 of 25 include all meals
BTM Layoutroughly ₹3,500–14,00022 of 25 include all meals
Electronic Cityroughly ₹4,500–15,000, with one outlier at ₹20,00022 of 25 include some meals
Bommanahalliroughly ₹3,500–11,00023 of 25 include all meals

Read across the rows and the pattern is clear. PG price in HSR Layout and PG rent in Koramangala start a little higher because there are fewer very large sharing rooms there, but their ceilings are no higher than BTM's. PG rent in Electronic City has the widest spread, from bare hostel-style beds to managed buildings near the campuses. PG rent in BTM Layout and Bommanahalli share the same floor, about ₹3,500, which is the price of a bed in a six- or seven-share with a bathroom down the corridor.

For the organised end of the market, Deccan Herald reported in early 2024 that low-cost PGs start around ₹4,500 a month while corporate co-living spaces run ₹15,000 to ₹25,000. That split, a bare floor near ₹4,500 and a managed tier from ₹15,000 up, is still the useful way to think about the city.

Sharing type moves the price more than the pin code

A 2023 Magicbricks report on PG accommodation put national monthly ranges at roughly ₹6,800–15,200 for single occupancy, ₹6,800–10,000 for double sharing and ₹4,800–7,700 for triple sharing, with Bengaluru accounting for about 23% of all PG demand in the country. The ratios matter more than the absolute figures. On our own price lists, a single costs about double a two-share and a three-share runs 20–25% below a two-share. Every roommate after that saves less, because the room is the fixed cost and the bed is the variable.

What else moves the price

  • Food. Most Bengaluru listings include all meals. The few that do not look cheaper until you add what you spend on food, which for most people is more than the rent gap.
  • Attached bathroom. One HSR Layout listing on Square Yards prices its attached-bath rooms about ₹1,000 a month above the same sharing with a shared bath. That is a fair benchmark for owner-run PGs; in managed buildings the attached bath usually comes bundled with the smaller sharing types.
  • AC. Adds to the rent and, in many PGs, to a separate electricity bill. Ask whether AC power is metered before you sign.
  • Walking distance to a metro station. The Yellow Line opened in August 2025 with 16 stations from RV Road to Bommasandra, which put Jayadeva, BTM Layout, Silk Board, Bommanahalli, Hongasandra, Kudlu Gate and Electronic City on one 19 km track. Ask the walking time to the station, not the kilometres.
  • Furnishing and age. A spring mattress or a foam one, a storage bed or a cot, a wardrobe or a hook on the wall. New buildings charge for new.
  • Deposit. Not rent, but money you lose the use of. Listings in Koramangala show secondary amounts up to ₹36,000 next to the rent.

PG cost in Bangalore per month: all-inclusive vs "rent plus"

Two quotes of ₹10,000 can be ₹3,000 apart once you move in. A "rent plus" PG adds some or all of the following on top of the headline: food or a meal plan, electricity (often per unit, sometimes shared across the floor), Wi-Fi, laundry (per load or per month), housekeeping, a "maintenance" fee, and sometimes a registration charge. An all-inclusive PG names one number and that is the bill. Before you compare two PGs, write both numbers out the same way: rent plus every monthly extra, then the upfront amount and what you get back when you leave.

A worked example: Vaikuntum's published rates

Our three branches cover three price points in south-east Bengaluru, all with meals, Wi-Fi, housekeeping, laundry and hot water included, no brokerage, and every rate on the website.

BranchSingleTwo shareThree shareFour share and up
Vaikuntum Elite Co-Living, Bommanahalli (premium, new; men, women, couples)₹25,000; XL with TV ₹27,000₹12,500; XL/couple room ₹15,000₹10,000₹8,000 (four) to ₹6,500 (seven)
Vaikuntum Elite Gents Stay, Ejipura (premium, gents)—₹13,499₹9,999₹7,999 (four)
Sai Ram PG for Gents, Koramangala 8th Block (value, gents)₹16,000₹9,999₹8,000₹7,000 (four)

At Bommanahalli the rate includes three meals a day cooked with RO water, 1 Gbps internet, daily housekeeping, a laundry room with ten washing machines, 24-hour generator backup, hot and cold water round the clock, a rooftop gym and box-cricket arena, a 4K projector theatre and a PS4 lounge. Upfront is a one-time advance of ₹4,000–5,000, with no security deposit, and a ₹2,500 maintenance charge when you vacate. Set that against a ₹7,000 "rent plus" bed in the same area with food, laundry and electricity on top, and the gap is smaller than the headline suggests, which is the whole point of the exercise.

How to compare two quotes in five minutes

  1. Ask for the rent for the exact sharing type and whether the bathroom is attached.
  2. List every monthly extra: food, electricity, Wi-Fi, laundry, housekeeping, maintenance.
  3. Add the upfront amount and ask what is refunded, when, and against what.
  4. Time the walk to the nearest metro station or bus stop at the hour you will actually use it.
  5. Visit, see the bed, and only then pay anyone.
